Adding Airbnb Connection Through rezStream Channels, Powered by Channex
This article explains how to connect your Airbnb account through rezStream Channels, powered by Channex. It covers preparing the Airbnb extranet, creating the connection, mapping units, activating the channel, and understanding the supported functionality.
Before You Begin: Verify That Airbnb Is Not Connected to Another Channel Manager
You will need:
- Access to the property's Airbnb extranet ccount
- Access to the property's rezStream Cloud account
- The correct currency for the property
- Knowledge of the property's Airbnb's units and rate plans
Check the Existing Airbnb Connectivity Settings
Before creating the Airbnb connection, log into the property's Airbnb account.
The Airbnb account cannot be linked to another channel manager during the Channex connection setup.
To check for an existing connection:

Log into Airbnb.

Click the Menu icon (three lines) near the upper-right corner.

Select Account Settings.

If you do not see the appropriate hosting options, switch the account to Hosting mode.

From Account Settings, select Privacy.

Look for any existing connected services or channel managers.

If another channel manager is listed, click Remove Access.


If nothing is listed, you can move forward with the connection. Once saved, Channex should appear as the property’s connected channel manager.
If Another Channel Manager Is Connected
Before connecting Airbnb to the new channel manager, the property's existing channel manager must first be disconnected.
- Log in to the property's Airbnb account using a web browser. Airbnb notes that switching software providers isn't available through the Airbnb app.
- Go to Listings.
- Select the listing(s) currently connected to the existing channel manager.
- Click Edit selected.
- Under Listing details, select Sync settings.
- Select Disconnect, then click Save. Repeat as needed for all connected listings.
- Next, go to Account Settings > Privacy & Sharing.
- Under Connected Apps, locate the existing property management software/channel manager.
- Click Remove Access.
Creating the Airbnb Channel in rezStream Cloud
Once the Airbnb account is ready and any previous channel manager has been disconnected:
- Log in to rezStream Cloud.
- Navigate to Integrations → rezStream Channels.
- Select the Channels tab.
- Click Create to add a new channel connection.
- From the Channel dropdown, select Airbnb.
General Settings
- In the Title field, enter a descriptive name for the connection. Recommended format: Property Name - Airbnb
- Scroll toward the bottom of the page and locate the blue Authorization Link.
- Copy the Authorization Link.
- Open a new browser window or tab.
- Paste the link into the address bar and press Enter.

Authorize Channex with Airbnb
The authorization link will open an Airbnb page asking you to approve the Channex connection.

Review the connection information.

Scroll to the bottom of the page.

Approve the connection with Channex.
Once Airbnb confirms the connection, close the authorization window and return to rezStream Cloud.
The Mapping tab should now be available for the Airbnb channel.
Important: If Airbnb does not display the approval page, another channel manager may still be connected to the Airbnb account. Verify the Privacy settings and remove any previous connection. If the problem continues, contact Support.
Connection Errors
Most Airbnb connection errors are caused by one of the following issues:
Another Channel Manager Is Connected
If the Airbnb account is still connected to another channel manager, Airbnb will typically display an error during the authorization process.
To resolve the issue:
- Return to the Airbnb account.
- Navigate to Account Settings → Privacy & Sharing.
- Locate the existing channel manager under Connected Apps.
- Remove access for the previous channel manager.
- Return to the authorization link and try connecting again.
Required Airbnb Account Information Is Missing
Airbnb may prevent authorization if required information is missing or incomplete on the host's account. This could include:
- Email verification
- Host or identity verification
- Missing account or profile information
- Other requirements identified by Airbnb
Airbnb will typically display an error or notification explaining what needs to be completed. Follow the instructions provided by Airbnb, then try the authorization process again.
Troubleshooting Tip: If you're unable to complete the connection, take a screenshot or short video showing the Airbnb error before contacting rezStream Support. Many authorization errors originate within Airbnb, so having the exact error message will help our team troubleshoot the issue more efficiently.
Map the Airbnb Listings
After Airbnb has authorized the connection:

Return to the Airbnb channel in rezStream Cloud.

Open the Mapping tab.

Locate each Airbnb listing.

Click the blue Not Mapped option.

Select the corresponding rezStream Unit or Unit Type.

Repeat this process until all appropriate listings have been mapped.
Base Capacity
When selecting the guest count, use the property’s Base Capacity rather than the maximum number of guests the accommodation can hold.
Base Capacity is the number of guests included in the standard rate. This is especially important for properties that charge an additional fee when occupancy exceeds a certain number of guests.
Example:
If an accommodation can sleep up to 4 guests, but the standard rate includes only 2 guests, set the Base Capacity to 2. Any applicable extra-person charges can then be applied for guests beyond the base occupancy.
Review Airbnb Listing Settings
After mapping the listings, review the Airbnb-specific settings for each unit or unit type.
- Select the Listings tab.
- Locate the Unit or Unit Type you want to review.
- Click the Actions dropdown to the right of the listing.
- Review and update the available settings as needed.
Many of these settings are initially imported from the property’s existing Airbnb account. However, once Airbnb is connected through rezStream Channels/Channex, certain settings will need to be managed through the channel connection rather than directly in Airbnb.
Important: Review these settings carefully during setup to make sure the information imported from Airbnb is accurate and reflects how the property wants each listing configured.

Publish or Unpublish a Listing
The Publish/Unpublish setting controls whether the listing is active and available for guests to book on Airbnb.
- Publish makes the listing available on Airbnb.
- Unpublish removes the listing from active availability on Airbnb.
Important: Use this setting carefully. Unpublishing a listing will prevent guests from finding and booking it on Airbnb until it is published again.
Price Settings
From the Actions menu, select Price Settings to review the pricing configuration for the Airbnb listing.
The initial settings are imported from the property's Airbnb account. Review each field to make sure the information is accurate.
Important: After Airbnb is connected through Channex, some pricing settings may no longer be editable directly within Airbnb. When applicable, changes should be made through the Airbnb channel settings in rezStream Channels/Channex.
Pricing Options
- Currency
Select the currency used for the Airbnb listing. - Default Daily Price
Enter the listing's default nightly rate. - Default Weekend Price
Enter the listing's default nightly rate for weekends.
Note: The Default Daily Price and Default Weekend Price serve as default values. The actual nightly rates sent to Airbnb are synchronized from the Room/Rate Plan selected on the Mapping tab.
Length-of-Stay Discounts
- Monthly Stay Discount
Enter the discount offered for qualifying monthly stays. - Weekly Stay Discount
Enter the discount offered for qualifying weekly stays.
Additional length-of-stay discounts can also be configured for other stay lengths, if needed.
Guest Fees and Occupancy
- Price Per Extra Guest
Enter the additional amount charged per guest when occupancy exceeds the number entered under Guests Included. - Guests Included
Enter the number of guests included in the standard nightly rate.
Additional Fees
- Security Deposit
Enter the security deposit amount for the listing. - Cleaning Fee
Enter the cleaning fee charged for the listing. This fee will be added to the guest's reservation total.
Length-of-Stay Discounts
Use Length of Stay Discounts to offer guests a discount based on the number of nights they book.
To add a discount:
- Locate the Length of Stay Discounts section.
- Click Add Discount Rule.
- Select the appropriate length-of-stay option.
- Enter the applicable discount and settings.
- Repeat these steps to add additional discount rules, if needed.
Airbnb supports multiple length-of-stay discount options, allowing properties to offer discounts for anything from shorter multi-night stays to extended stays.
Standard Fees and Charges
Use Standard Fees and Charges to configure additional fees that apply to the Airbnb listing.
To add a fee:
- Locate the Standard Fees and Charges section.
- Click Add Fee.
- Select the appropriate fee type.
- Enter the applicable amount and settings.
- Repeat these steps for any additional fees, if needed.
Available fee types may include:
- Resort Fee
- Community Fee
- Management Fee
- Linen Fee
- Pet Fee
Note: Only add fees that apply to the property and are intended to be charged through Airbnb.
Occupancy Taxes
Use the Occupancy Taxes section to review or configure the taxes that apply to the Airbnb listing.
- Locate the Occupancy Taxes section.
- Click Add.
- Select the appropriate tax type.
- Enter the applicable tax settings.
- Repeat these steps for any additional taxes, if needed.
Important: rezStream does not send tax information to Airbnb. Taxes should be reviewed and configured based on the property’s existing Airbnb setup and requirements.
Once you have finished reviewing or updating the Price Settings, click Save at the bottom of the page to apply your changes.

Availability Settings
From the Listings tab, click Actions next to the applicable listing and select Availability Settings.
These settings control the listing’s default availability and booking restrictions on Airbnb.
Booking Window
- Number of Days
Select how far in advance guests can book the listing.Important: Unavailable by Default is not compatible with the Channex connection. Select either All Available Dates or a specific number of days.
- Number of Hours
Set the minimum amount of advance notice required before a guest can make a reservation. Use this setting to prevent last-minute or same-day bookings when needed. - Preparation Time
Set the amount of time required between reservations to prepare the accommodation for the next guest.
Length-of-Stay Settings
- Maximum Nights
Enter the maximum number of nights a guest can book. If the property accepts extended stays, enter an appropriately high maximum. - Minimum Nights
Enter the default minimum number of nights required for a reservation.Note: These are default values. Channex will synchronize nightly minimum and maximum stay restrictions based on the Room/Rate Plan selected on the Mapping tab.
Minimum Stay Restrictions
Channex currently sends Minimum Stay on Arrival restrictions to Airbnb.
Important: If the property uses Minimum Stay Through restrictions, those restrictions are not currently sent to Airbnb through Channex.
Check-In and Check-Out Dates
- Check-In Dates
Select the default days of the week guests are allowed to check in. These settings may be overridden by CTA (Closed to Arrival) restrictions sent through Channex. - Check-Out Dates
Select the default days of the week guests are allowed to check out. These settings may be overridden by CTD (Closed to Departure) restrictions sent through Channex.
Minimum Nights Per Week
Use Minimum Nights Per Week to set the default minimum-stay requirement for each day of the week.

Booking Settings
From the Listings tab, click Actions next to the applicable listing and select Booking Settings.
These settings control the listing’s booking rules, cancellation policies, and guest requirements on Airbnb.
General Settings
Review and configure the applicable booking settings:
- Check-In Time Start — Set the earliest time guests may check in.
- Check-In Time End — Set the latest time guests may check in.
- Check-Out Time — Set the required check-out time.
- Instant Booking — Determine whether guests can book immediately without prior approval.
- Allowed Category — Select the applicable booking category.
- Welcome Message — Enter the message displayed or provided to guests as applicable.
Cancellation Policy
Review the cancellation settings to make sure they match the property’s Airbnb policies:
- Cancellation Policy Category
- Long-Term Stay (LTS) Cancellation Policy
- Non-Refundable Price Factor
Guest Controls
Use Guest Controls to specify which types of guests and activities the property allows. Available options may include:
- Allows Children as Host
- Allows Infants as Host
- Allows Smoking as Host
- Allows Pets as Host
- Allows Events as Host
- No Expectations for Guest
When adding an additional guest control, click Create and configure the applicable setting.
Once you have finished reviewing or updating the Booking Settings, click Save at the bottom of the page to apply your changes.

Checkout Tasks
The Checkout Tasks section allows you to manage any checkout instructions or requirements associated with the Airbnb listing.
Review the existing checkout tasks imported from Airbnb to make sure they are accurate and up to date. Add, update, or remove tasks as needed to reflect the property’s current checkout process.
Once finished, click Save at the bottom of the page to apply any changes.

Promotions
The Promotions section allows you to review and manage supported Airbnb promotional settings for the listing.

Under the Opportunities tab, expand the available options to review opportunities such as discounts or other supported promotional items.

Listing Actions and Synchronization
Additional actions are available from the Actions menu for each Airbnb listing. These options can be used to refresh listing information, re-synchronize the connection, or retrieve missing reservations when necessary.
Refresh
Select Refresh to retrieve the latest listing information from Airbnb.
Sync
Select Sync to re-synchronize the mapped Unit or Unit Type with Airbnb.
Load Future Reservations
Select Load Future Reservations to retrieve future Airbnb reservations that may not have downloaded into rezStream Cloud.
Important: Contact rezStream Support before using Load Future Reservations. This option should only be used when necessary to troubleshoot or recover missing reservation data.
Channel Settings
The Channel Settings tab allows you to adjust the rates sent specifically to Airbnb without changing the property’s standard rates in rezStream Cloud.
You can configure the Airbnb rate adjustment as:
- Increase — Increase the rate sent to Airbnb.
- Decrease — Decrease the rate sent to Airbnb.
- Percentage — Adjust the rate by a specified percentage.
- Fixed Amount — Adjust the rate by a specific dollar amount.
Example: If you want Airbnb rates to be 10% higher than the rates in rezStream Cloud, configure a 10% rate increase.
Note: Rate adjustments configured here apply only to Airbnb. They do not change the property’s rates in rezStream Cloud or the rates sent to other connected channels.

Save and Activate the Channel
Once you have completed the Airbnb setup, save and activate the channel to begin the connection.
- Click Save at the bottom of the page.
Depending on the account, you may see either Save & Activate or Save.
- If Save & Activate is available, select it to save your changes and activate the channel.
- If only Save is available, save the channel and activate it separately:
- Return to the Channels tab.
- Locate the Airbnb channel.
- Click Actions.
- Select Activate.
Once the connection has been successfully activated, the Airbnb channel Status should display Active.
Important: Before activating the channel, confirm that your listing mappings, rates, availability, restrictions, and Airbnb-specific settings have been reviewed and are correct.
Configure the Reservation Source
After activating the channel:

Click the Gear icon in the upper-right corner.

Select Channel Mappings.

Assign the appropriate Source to Airbnb.
This ensures that reservations downloaded from Airbnb are automatically identified with the correct reservation source in rezStream.
If an Airbnb source does not already exist:

Navigate to: Configuration → Source of Contact and Reason for Stay

Select the Sources tab.
-
Click Add New Source.
-
Create a source named Airbnb.

Return to Channel Mappings.

Assign the newly created Airbnb source.
Best Practices
-
Remove any previous channel manager connection from Airbnb before authorizing Channex.
-
Make sure the Airbnb host account is fully verified before attempting the connection.
-
Capture screenshots or a video of any Airbnb authorization errors before contacting Support.

Map every applicable Airbnb listing to the correct rezStream Unit or Unit Type.

Use Base Capacity, rather than maximum occupancy, when selecting the mapped guest count.

Review Price, Availability, and Booking Settings after the initial connection.

Do not use Unavailable by Default for Airbnb availability.

Remember that Channex currently sends Minimum Stay on Arrival rather than Minimum Stay Through restrictions to Airbnb.

Contact rezStream Support before using Load Future Reservations.

Verify that the channel displays Active after setup.

Configure the Airbnb reservation Source under Channel Mappings after activating the channel.
